A new record in MdM. Is the program still running?
In March, the "Mieszkanie dla młodych" ("Apartment for young people") programme attracted a lot of interest. In the past month, PLN 202 million was reserved for record-breaking surcharges. Most of this year's pool, of course, meant that BGK had to suspend accepting applications for subsidies. Expander points out, however, that this is not the end of the program. Still, we can easily get a surcharge, but only for some apartments.
Information on the ending of money for subsidies from this year's pool caused many people to accelerate their plans to buy a flat. The interest was so great that the record of December last year was broken. At that time, the total amount of reserved surcharges amounted to PLN 142.7 million, and in March 2016 it was as much as PLN 202.2 million. As a result, the money for this year's surcharges ended on 18 March. That doesn't mean the program's over, though.
There are still funds available for payments of subsidies in subsequent years: 2017 and 2018. We do not have to wait until next year to request this money. They are already available to people who buy new flats. Developers often agree to receive a part of their payment next year. The most important thing for them is to maintain high sales. The end of this year's subsidies is therefore primarily a problem for people who want to buy a secondary market apartment. In order to use MdM they have to wait until next year or at least until December this year. The sellers of used premises usually do not agree to receive a part of the payment for a few months.
It is already clear that people interested in new flats have started to actively use the next year's pool. In March, the use of appropriations for 2017 amounted to 36.6 million. That is a lot considering that there are still 9 months to go before the end of the year. For comparison, last year's higher utilization of this year's pool appeared only in November, at a time when it was very close to the end of the year.
Out of the pool of subsidies for 2017 amounting to PLN 746 million, PLN 656 million is still available. However, it should be added that a maximum of half of this amount can be used this year. As a result, if this year the sum of bookings reaches PLN 373 million, the applications will be suspended. Given the recent popularity of the program and the fact that the interest in next year's pool is likely to grow in the coming months, it can be assumed that such a blockade will be introduced in the second half of the year. It should be added, however, that it will only be in force until January. Then the second half of the 2017 pool will become available.
